Additional features and cost savings for buyers:
Lots will be graded and pads set. An 'As Built' survey will create the final grading plan insuring the pads are set to proper elevations.
Sewer services will be extended a minimum of 10 feet from the street and plugged at 3-4 feet in depth.
The end of the service line will be marked / identified for the plumbers to find easily.
Changes in elevation from lot to lot will be reduced to protect privacy and eliminate the need for retaining walls.
Lots will be graded to drain using the natural contour of the land.
